Groundworks by Clifford Building Contractors cover everything below and around the building — the foundations that carry the structure above, the drainage that carries water away from the property, and the driveways, patios, and retaining walls that make the outside of a property function properly. Based and working in Devon and Cornwall, we carry out groundworks as the first stage of extension and new build projects, and as standalone contracts for customers wanting a new driveway, a patio, improved drainage, or a retaining wall to manage a sloping garden. Getting groundworks right is fundamental — poor drainage causes damp and flooding, badly designed foundations crack and move, and a driveway that isn't properly constructed will fail within a few years. We take the same approach underground as we do above it: do it properly once rather than fix it twice.

What we offer
Our groundworks capability covers the full range of below-ground and external works for domestic and small commercial projects. Foundations — strip foundations for most extensions and new builds, raft foundations for poor ground conditions, or piled foundations where the ground requires it, all to the structural engineer's specification. Drainage including foul drainage connections to the sewer or septic tank, surface water drainage and soakaways, French drains, and road drainage. Driveways in block paving, tarmac, or gravel, including the necessary sub-base preparation and, for block paving, the edging restraint and drainage detail. Site visit and assessment
We visit the site to assess ground conditions, existing drainage arrangements, levels, access, and the scope of what's needed. For foundation work that's part of a larger project, we'll coordinate with the structural engineer to make sure we understand the foundation design before pricing.

Estimate and programme
We produce a written estimate with a clear breakdown of the work. For drainage and foundation work that forms part of a larger build project, the groundworks estimate is part of the overall project programme. For standalone driveway or patio jobs, we agree a start date and programme before work begins.

Excavation and formation
Ground is excavated to the required depth — which depends on the job type, the ground conditions, and the specification. For foundations, this means getting down to sound bearing strata as specified by the structural engineer. For driveways and patios, it means removing topsoil and any soft spots to give a stable formation for the sub-base.

Drainage and services
Drainage is laid before the sub-base goes in — it's impossible to do it the other way around. Foul drainage runs, inspection chambers, soakaway crates, and surface water drains are installed and tested. Building control inspects drainage at this stage where required before it's backfilled.

Surface construction
The sub-base is laid and compacted in layers. For block paving or natural stone, a bedding course of sharp sand follows. For tarmac, a binder course and surface course are applied. The surface is finished with correct falls to drain water away from the building and to the agreed drainage point.
Cost guidance
Groundworks costs vary considerably because so much depends on what's in the ground — clay soils, made ground, high water tables and rock all affect the cost of excavation and foundation work. The price of a driveway or patio depends on the material chosen, the area covered, the depth of sub-base required, edging restraints, drainage falls and disposal of excavated material. Drainage work is harder to price off a description than almost anything else because the route, the ground and the connection point all matter. We don't publish stock groundworks figures — every job is priced individually after a site visit. Foundations for extensions are usually priced as part of the overall extension project rather than broken out separately.
Planning & regulations
Groundworks are often invisible from the street and most don't require planning permission. However, driveways are a notable exception: if you're creating or enlarging a driveway in front of a house in England using a non-permeable surface (solid concrete or tarmac), and it's more than 5 square metres, you need either planning permission or to use a permeable surface. Block paving with permeable jointing, gravel, or resin-bound surfaces are permeable and avoid this requirement. Dropped kerbs onto classified roads (A and B roads) always need consent from the Highways Authority regardless of the driveway surface. Retaining walls over 1 metre in height within 1 metre of a highway need consent, and taller retaining walls may need building regulations approval for structural design. Planning permission for drainage works is rarely required for standard domestic work, though any new connection to the public sewer technically requires consent from the local water authority (South West Water in most of Devon and Cornwall).
